Things to Think About Before Purchasing Property in Topanga

Topanga has a unique wildlife atmosphere that you don’t see in a big city. It’s a bit separate from all the activity that happens in the crowded districts of Los Angeles. If you like peace, this is a better place to check out. Here are some things to think about before purchasing property in Topanga and the surrounding Malibu real estate areas.

Schools/Parks

Topanga falls under the Los Angeles Unified School District. If you want to start your kids on an early track in the arts, Topanga Elementary Charter School is one of the best institutions for your kids to develop their talents.

Not only does it cater to the arts, but it has a stellar environmental science program. Kids can take advantage of the mountain setting with an urban twist to help them become more well-rounded. You’ll see an intriguing mix of culture and nature rolled into a high-performing school system.

Many kids that attend this school build a solid foundation to help them excel in their passions later in life. You can take things a step further by allowing them to attend Pacific Charter High School. Here they can set things up for their post-secondary education.

It has a high college acceptance rate to give your kids the edge when competing with other university applicants. They can hone their gifts in the arts, sciences, and athletics. It looks great on their college application that they went to two great schools.

Not to mention, they’ll get involved in more community work to help them beef up their profile to attend universities locally or out of state. Topanga has many parks, but the premier one is Topanga State Park.

Many wealthy from Beverly Hills move close by because the Topanga Canyon has that getaway element without going to another state. The mountain atmosphere makes things relaxing because you can get away from downtown Los Angeles or crowded places during tourist season.

The natural beauty makes it fun and soothing for a weekend family trip. You have a chance to rejuvenate your mind and body before going back to the hustle and bustle of your career.

Safety/Police

Topanga is another safe place within the Los Angeles district. Many residents enjoy the quiet environment this place brings because they can enjoy their property undisturbed. However, there’s a homeless population in Topanga. You’ll find it more near the Topanga Canyon.

Just be careful around here at times during the warmer seasons. There are homeless shelters that help, but it’s not enough to house people. Another thing to check is the wildfires.

Since Topanga is a big mountain area with many trees, wildfires happen during humid times in the late summer and early fall.  The Topanga Community Police Station is a part of the Los Angeles Police Department. They help protect and serve the area to keep people safe from harm.

It’s pretty safe to live in Topanga but watch the natural elements and the homeless population.

Crime Rates

Topanga is much safer than other cities in West Los Angeles. It does have some violent crime, but it’s low. The north part of Topanga is the best to live if you want to avoid this type of unlawful act.

Even with the more secluded feel of Topanga, it still does bring in some property crime. Always keep an eye out for your belongings.

Real Estate Trends

Prices have gone down about 11% since last year. However, it still costs about $2 million for the average home in this area. Despite this, you can still find smaller houses for $800,000.

If you need more space and seclusion, you’re talking $3 million and up.
